As those who have been fllowing Dave's build thread will be aware, he's suffered another set back with SSB. He doesn't have time to sort SSB, his house, attend to his 4 girls, and spend time with his long suffering wife, Ellen. As the car's build is quite specialist, I was thinking, rather than help Dave with his car, how about we help him with his house. Obviously this will have to have Dave's approval, and a list of jobs will need to be drawn up, along with a couple of dates, so as many people as possible can help, but at the moment what I'd like to get an idea of is people that would be willing to lend a hand, so anyone up for it, pop your name below along with a rough idea of your skills. 1. Stribo (Groundworks, basic plumbing, basic carpentry, basic electrics, capable D.I.Y.er)

Where does he live? I'm a builder, plumber mainly these days. Can also wire, was a joiner for a bit, roofer... You get the picture. Currently head bathroom fitter for an FMB Masterbond builder. Also have an excellent vocabulary of swear words and a massive hammer :) If he's miles away, I'd be up for mucking in for the day or 2 and maybe find somewhere to stay locally. With enough notice, I'm sure I could work something out.

The main job is to cut a 6 inch wide channel in the patterned concrete on 2 sides of the cottage (it's detached), smash it out, tank the foundation wall. I can hire out the concrete saw, but I am worried about the gas main (I may leave the section under the gas meter box??) Once the walls are tanked I intend to fill the channel with small stone, extend the downspout across the gap so that the top water no longer comes near the foundations.

Once the DPC is assured again - then I have to attack the artexing and redecorate. Final big job is the pitched roof on the back porch. I am certain that there must be leaks still, even though I tried patching it up with a waterproofing material, there is still water creeping in somewhere, which has played havoc with the down stairs loo, which will need repairing again. I need also to rationalise all the stuff in the garage so the SSB can come off the driveway.

Dave I've got the tools so no need for hire as said before it needs tanking then arco drains running round the entire house leading away from the house. I cannot remember if I ask but im sure I will have did the damp only start when the previous builders butted the concrete up to your house? I can plaster so if we can get a few plasters in you would be surprise what can be done for quickness ide remove the artex and dot and dab to stop any penetration. All I require is beer and food. And on another note I undertake all roofing work but I need to have a bitch with me so he or she can do the running up and down the ladder lol

Arco will not work because the low point has nowhere to go - no where to drain into. I cannot tell if the damp was prior to the printed concrete install or not. I suspect from the state of the gripper rods that it is most likely a direct result. The concrete was up to the wall before, but a bit lower IIRC.

Chances are that the new concrete has bridged the damp course if it's higher than before. You need to remove any physical ground contact with the brickwork above DPC, so if you went for the stone method it would have to be lower and be kept clear to stop it filling up with mud and crap. Tanking would be much better as you have a physical barrier against the salts and you could have your finished ground at the same level :)

I can sort the concrete, if Pete's got the tools, I may be able to borrow a disc cutter from work, so really just need a heavy breaker. Is there no storm drainage nearby that the Acos can drain into, failing that, what's the geology, as it may be possible to dig a soakaway to drain it into.

I would love to help but om stacked out for months, weekends & all. But you seem to have put together a handy team so I doubt I'll be missed! One point however - unless you know how long that artrx has been up just pva it, then flat off with bonding before skimming - dont rasp it back. Artex used up until the mid '80s iirc contains asbestos. Left alone its fine, airborne its a bit of a hazard. Best of luck & if anything changes I'll be along to help. Morgan

I have for now drilled a number of holes near the gas box and along, just so the water doesn't pool against the wall. The line were the cobble effect changes is where I propose cutting. There is evidence of salting around the DPC. All the top water flows off the roof onto the front relief. I carnt see really which way the drive runs on my phone but a neat 5" cut straight it wouldn't look out of place running across the drive. Only issue with it running down the drive where the gate is, is green water stains after time and winter time it will be like a ice ring

Most of the front relief slopes away too, towards the front wall. (pic 1 on post #45), but it is a little uneven. If you want more photos to get a better idea then I will happily do that.

Best port of call is get us there eairly In the morning and can see what is the best plan of action is (I can see this being fun a few builders all together with different plans of action lol) also need to know of local merchants all our plastic places round here stock aco drains so may same where you are. We will also need grit sand/ ballast and cement and coloured dye to match in with your current colour as best as possible.

There are builders merchants Travis Perkins within a mile of here. There is also a Wickes and B&Q not too far away either. ATM I just route a longer pipe so that it drains just infront of the right hand gate post. The company that did the work went bust in 2013 but I think I may be able to chase down the dye colour via the company that bought them out. Dave just re looked at the pictures again I notice you have a soil pipe at the side of the house and also waste pipes from sink etc I take it them pipes join it the soil Pipe now I've seen it it's open a great place to run the arco drains into which means we won't have to cut across the drive to the man hole all your roof top water will now also flow into that.

Indeed there is a soil pipe perhaps 2/3rd up the driveway for the downstairs toilet (under the flat roof). I think we would struggle as this is against the prevailing slope. Enough to make running aco drainage up the drive impractical. Aco drains are viable if we empty onto the driveway apron near the road. That is wy I was looking at the terminals in post #47. If we can embed one of those into the apron then we can use the natural slope. Otherwise the only option is to cut the channel - knock out an amount of material - tank the foundations - and fill with small stones. I still think this is necessary even if we install aco drains. The timberwise report I commissioned also recommended repositioning the soak away which is at the far corner (near the gas box). Rather than me drip feeding the info - I have copied out the bulk of what was discussed. My thought was to recess the Aco into the drive around the side of the house so you could still get the fall, my only concern would be with running into the soil stack is unless some type of P trap wasx put in place , the soil stack would vent onto the Aco, leading to unpleasant smells. I don't think it's viable for the Aco to drain onto the apron because of the height of them, I know of none that taper down to practically zero height.

That was my thinking, though the actual soil pipe won't need to be very long, as we'll only need to make a couple of spigots, I can get a metre or so of pipe from work, and some pipe grease. I thinmk recessing the Acos would be the best bet, as Ideally they need to be lower than DPC anyway.

Our 2 year old will be going to her grandparents. So it will be just Ellen and the triplets going to yours. There is plenty of room, with space in the house and the man cave. I have 1 inflatable double bed and 1 self inflating carry mat. There is a double bed in the man cave and a double in the master bed (for anyone brave enough to share with me). I propose to use sofa cushions - but if anyone has a preferred camp bed solution then that would also work. I still think trying to go against the slope of the drive is a difficult option, but I think I need to start budgeting and collecting materials. So if Pete can let me know - I will send a cash advance to cover materials.

Regarding the slop as stribo proposed to sink the arco drains down below the level of the concrete that way it will over come the problem with sloping the wrong way. And to stop there being a drop you can later fill it will large pebbles etc but they need to be large ones so they don't go down into the drainage ide say 50mm minium aggregate

My concern is the current soil pipe feeds into a drain that traverses the whole drive. Manhole cover is on the far left side. I've had a look and I think there is just enough depth. As for total length - rounded up as I said earlier - 10 metres for the front - 8 metres for the side (assuming) we do the section up by the conservatory to the soil pipe. I would also like to do aco across the front of the garage as the driveway installers got that too high too. It currently drains into holes I drilled across the front. It is easier to do as it can feed into the only aco solution that was fitted properly (down 1 side of the garage). I still have had no joy getting hold of the colour stain (though i remember it being purple).

With the way we're hoping to do it now dave you won't need any dye. So thats 18 linear meters for the house how many for the garage? If your worried the drain isn't deep enough can you take the top off your soil pipe and measure the depth down to the bend. How deep is the man hole as that should give a rough ide of how far your soil pipe will go down

Massive thanks to everyone who pitched in and despite the abysmal weather achieved so much in such a small space of time. You are all amazing. I can't begin to tell you what a boost it has given myself and the missus. Sunday I put down the pea gravel on the front, wash the cement away of the apron, cleaned the front section, finished the waste water plumbing, reconnect the garage to the mains (in the end I had to put a new piece through the wall and reconnect it), remove the fencing from the large lawn (it was rotten), seal in the new supply to the garage, mount the new wiring in the garage and fill the skip. At least with no more worries about damp I can begin to sort out the redecoration. Pete - I have sent you the money for the materials used. I take it you managed to get the spare comet I promised? post some pic later - just this 1 for now of a slammed 850 (owing to a 1/4 tonne of sand in the boot) - I think it is moleys'? I was thinking the same about shingle up the side, it'll be easier than trying to colour match the pointing in, only needs to come up to the top of the Acos, so no need for membrane, the only issue is around the soil stack, as water will sit in there against the wall. You will need bigger stone in front of the garage though.

I partially filled the new run for the armour cable with black roofing sealant - and then filled the channel with the same 20mm gravel I used on the front. Skip has been collected so I will busy myself this evening with trying to get the driveway cleaned up. Ellen was asking - why can't we just do the same for the side? I did want to cover over the aco down the side (on the driveway). If I use a membrane over the top of the aco - should I screw it or glue it on to the plastic? As for the area around the soil pipe - I would like some recommendations.

I did ask the former manager to contact me & his new employers/new company said that they would get him to call me (and yes he is still laying this stuff) to get a colour match - but sadly did not get any response. I don't think membrane will be necessary down the side, as the top of the Acos are roughly the same level as the drive, just some shingle down the side should suffice. As for round the soil pipe, you could either, paint the bottom of the wall with bituminous paint, and shingle it, or point it in, but you'll have to get colour matched mortar dye.

We stole our gaff and it's gone up over £75k in 3 years, we moved here for school catchment, but once the children are in secondary school we'll most likely buy somewhere bigger. From what I've read prices only seem to be going up and quite a lot of us my be priced out so now might be time to strike whilst you can it's a big commitment buying a place and if it's the right time for Dave, it's the right time for Dave has to do what best for him and family.

I haven't been around for a while because with work and everything else - nothing has been done or moved on the SSB front. I appreciate what Moley's saying but he singly fails to understand that perhaps it wasn't me that instigated the need to move. When people put in their time back at the start of the summer, both Ellen & I were very touched and grateful for everyone's efforts. The size of the house is a key factor but there were other extraneous issues that pushed Ellen & now she wants to move on. The work around the drainage etc would have been done regardless. As you all know Ellen was pushing to have the artexing sorted, in order to stay - so just to prove to the cynics that this was some part of a scheme or plan. I certainly would not have put 15K into the garden room etc, if I felt in 2014 we would move within the year. I think it is more of a realisation that this 3 bed is just not going to be big enough, so before Erica reaches schooling age and Mark Carnage puts up the base rate. I am a bit upset that people thought this was a scheme. It never entered my head, I was just grateful for the help.

I hold my hands up, it's all my fault and my sanity is shot. I have done my up most to make this house work for us but the simple fact is it doesn't anymore and it's only going to get worse. When Zoe started crawling it became glaringly obvious that the time has come to move on, not something either of us relish. There are other circumstances that have pushed us towards this also. We have spent a small fortune on this place in the 6yrs we have been here and no way are we going to recoup it all but it has helped increase the value of the property. Yes we bought it for £206,00 which was £24,000 under the asking price - they were desperate to move, I drove a hard bargain as prices were still precarious. I confess I'm upset to see we have offended some of you with our decision to move but I do understand without knowing the full reasons to why we now feel we need to that it does look like we are just trying to profit from your kindness. We had no plans of moving when the work was done and as I said at the time we are incredibly grateful of the the help and support you gave us. Please remember I am a woman and it's my prerogative to change my mind. 😉

This DIY SOS was never about the house itself, how much it was worth, how much we did or didn't pay for it back in 2009, whether or not we sell in 2 months, 2 years or 10 years from now, whether Ellen instigated it or not. I should not have pointed the finger at her, as that is not fair. (sorry love). In fact it was about the most precious commodity we have. So valuable we spend our working lives selling it to other people, so we can save up to spend more of it, on the things/people we care about. Something that I was made crushingly aware of, when my mum died in June. It was about time. The fact that we are selling the house does not detract in anyway from the value I saw in the time given freely by people from this forum, so I might have more free time to accomplish other goals (including beating Dean). The beat-Dean thing hasn't yet panned out that way. I have not given up nor will I never forget and always be willing where possible to reciprocate that time to anyone else that needs it. If people feel I have disrespected any of this generous gift, then it was never my intent.

Welsh borders/ Shropshire. We need to remain reasonably close to Ellen's parents, who live near Llanfair. Ellen wants peaceful seclusion, I need a big garage so I can rock out some air tools, no erm I mean ... bugger it's happened again.
